That being said, there are very few investments that offer as great of a return as maintaining and repairing your roof. If an issue should arise, roofing professionals can offer invaluable advice. However, before contacting a professional, there are a few factors about roof repair all homeowners should know.

Roofing Material Costs

There is a reason asphalt shingles are so popular. They are cheap, durable, and easy to replace. More expensive roofing options include metal shingles, wood shingles, or slate shingles.

The more damage your roof has sustained, the more expensive the repair will be. If a storm rips the shingles off, it is usually less expensive to repair the asphalt shingles as opposed to replacing the entire roof.

Fixing Leaks

The primary reason you likely want your roof inspected or repaired is because you do not want it to leak. Even if your roof is leaking, this does not mean that it needs to be immediately replaced. In most cases, small roof leaks are easy to repair. If your roof eventually needs to be replaced, some minor repairs now may be all that are needed to keep it going a bit longer.

Identifying Roof Problems

Even if your roof is not leaking, inspect your roof annually. Problems to look for include water damage, cupping, splitting, missing shingles, and structural damage.

You will need to determine if it is best to make a permanent roof repair or if the time has come for a new roof. Your roof might have a few weak spots that can easily be shored up. Or your roof may have suffered catastrophic damage from a falling branch or a windstorm, which will require a complete replacement.

If a roof has reached the end of its life, which is typically 20 years for asphalt shingles, just doing minor repairs will only temporarily solve the problem. More leaks will soon appear.

Repairing Vents

Your attic needs to breathe or moisture will get caught in the insulation, which will lead to mold and rot. While the roof may look structurally sound, if ventilation issues are not addressed, your roof will have ice buildup during the winter and the air temperature between the attic and the roof will not be stabilized.

The roof is your home’s most important structure. If you take the time to prepare prior to a roof repair or replacement, you will make the process more efficient and stress-free.
